A complete mold inspection performed by Pinpoint includes a comprehensive evaluation of the visible and accessible areas of the structure for evidence of mold growth.
Complete Mold and Water Intrusion Inspection
The inspection also includes an evaluation of the home for “red flags.” Red flags are conditions favorable for mold growth. They include but are not limited to, active water leaks, moisture penetration, inadequate ventilation, high relative humidity conditions, insufficient insulation, condensation conditions, and improper evacuation vents. Some of these conditions are readily observable to the trained eye, other conditions require the use of testing equipment designed to assist the microbial investigator.
A testing protocol is developed once the visual inspection is completed to collect additional data that will help the inspector determine the status of the fungal ecology in the home. Surface and/or bulk samples may be taken to determine if mold growth is present and to determine the type of mold that is growth (which can help investigators identify why the mold is present). Mold spore trap air samples may be taken to determine if any visible mold growth or potential hidden mold growth is impacting the indoor air quality.
A comprehensive report will be delivered which documents the conditions at the time of the inspection, reviews and interprets all test results and provides further advice regarding mold remediation/clean-up. Our reports also identify the underlying cause of any mold growth, so that these variables can be eliminated or mitigated to the extent possible to reduce the risk of future indoor mold growth.
Post-Remedial Verification (Clearance) Inspections After Mold Remediation/Clean-up
Visual assessment of all remediated areas to ensure proper procedures and adequate cleaning was performed. If the visual test passes, air sampling is performed to ensure a normal fungal ecology in the tested area. A clearance letter is supplied when passing results are received from the certified laboratory.
This is a limited inspection of previously identified suspected mold growth. A visual assessment is performed with subsequent surface sampling. Test results generated by a certified microbial laboratory are interpreted to confirm or deny the presence of mold growth. An abbreviated mold inspection report is delivered.
Air Quality Testing (mold, radon, formaldehyde, allergens, etc.)

Inspections for sources of excessive particulate in the air are combined with sampling for various biological to pinpoint one or more sources of allergens, dust, or other nuisance particulates in the indoor environment.We work in conjunction with allergists and other medical professionals to identify all potential sources of adverse health effects that may exist in your home.
Radon Gas
Inspectors at Pinpoint Inspection & Testing Inc. are New Jersey state-certified radon measurement technicians. Various radon gas testing methods are available.
Formaldehyde
If concerns exist regarding a building material (engineered laminate flooring, etc.) that may contain elevated levels of formaldehyde, testing is available to quantify levels of gas in the air.
Odor Investigations
Inspection for sources of odors is combined with sampling for volatile organic compounds (VOCs) or other common indoor airborne chemicals to identify potential indoor pollution and eliminate or mitigate wherever possible.
